Exterior Painting Long Island

Two peaks: mid-April to late June before humidity climbs, and mid-September to late October after the dew-point drops. We avoid painting exterior siding when humidity is above 85% or when overnight temperatures drop below 50°F. Those windows determine our calendar.

Yes — cedar is a Long Island staple. We use oil-based primers to block tannin bleed-through, then switch to a breathable acrylic topcoat. Solid stains work for homes where you want the texture but need color; full paint for full coverage.

Salt air breaks down cheap paint fast. We spec Sherwin-Williams Duration or Benjamin Moore Aura for coastal homes — both are engineered for high UV and salt exposure. Trim gets an extra coat on the windward side.

No permit is required for exterior painting in Nassau County or Suffolk County. Painting is a maintenance activity, not a structural alteration. Permits are only required if we're replacing rotted structural members — fascia boards, trim framing, or window surrounds — as part of the prep work. We separate any structural repairs on our quotes and clearly note which items would require a permit, though most prep work falls well below the permit threshold.

Our primary exterior system is Sherwin-Williams Duration (lifetime limited warranty, elastomeric formula) for siding and Benjamin Moore Aura Exterior for premium coastal applications. For trim and shutters we use Sherwin-Williams Emerald Urethane or Benjamin Moore Advance — both cure to a harder, more durable finish than standard latex. Zinsser Cover Stain (oil) and Sherwin-Williams Exterior Oil Primer are our standard primers for cedar and bare wood. We don't substitute mid-grade products without telling you — every quote specifies the exact products being applied.
